In August 2008 L&M Keating Ltd. were awarded the contract to fully restore and refurbish Clifden House. The works involved restoring the existing building back to its original condition with special emphasis on retaining the original features of the house e.g. stone masonry, windows, cornices, ceilings, stairways and internal joinery. There is an emphasis on the use of traditional materials and traditional methods on construction and the restoration of original fixtures and fittings including all windows, internal joinery, cornicing and plasterwork. Other works carried out included: Refurbishment of existing roofs. Fabric and structural upgrading. Refurbishment, flaunching and stabilisation of all chimneys. Installation of new structural attic floor while maintaining the original ceiling underneath. Full insulation of walls, ceilings and roof spaces. Installation of new heating system. New electrical wiring throughout. Full fitout of toilets. Alteration to existing openings to comply with disability access requirements. The installation of new external areas. The cleaning down, re-plastering, restoration and re-painting of all external facades. The installation of new glazing in existing window opes. Pointing of original stone walls. Throughout the project L&M Keating Ltd. continuously liaised with and implemented the guidelines of the Conservation Architects Healy and Partners and the County Heritage Officer. In addition to the emphasis on conservation and restoration the house and grounds are within a protected natural habitat for certain endangered species which necessitated the use of ecologically sensitive methods of construction. Particular Health & Safety issues during the project included: The demolition and restoration of existing floors within the building while maintaining protected ceiling finishes. Installing a new roof over the building while protecting the internal finishes. Setting up workshops on site to carry out craft and restoration activities. |
