This landmark project, located adjacent to Kilrush Marina in Co. Clare involved the complete refurbishment and renovation of two derelict mills and their conversion into a feature building creating a new business heart to the town. This Business Centre will form the lynch pin of a complete new Business Quarter incorporating residential, office units, hotel and car parking. The restoration project included the complete replacement of the structural skeleton in each mill which involved a significant temporary works process. The entire façade was renovated using lime mortar pointing, appropriate to the buildings status as a protected structure. The feature curtain walling façade opens into a 5 storey atrium which leads onto state of the art offices and public spaces finished to the highest specification. The new-build centre portion of the development comprised of an architectural concrete steelwork supporting the roof and glazed façade. The feature atrium includes architectural insitu concrete wing walls extending 5 storeys and its roof includes a feature rooflight with standing seam metal cladding. The internal fabric included acoustic plasterboard partition walls and ceilings. Particular attention was required where tying the new build works of the centre building into the restored stonework walls on the existing mills. A completely flexible approach was taken during the construction phase. As with most conservation projects, it is often only when work gets underway that details and solutions can be developed to overcome the challenges presented when combining modern construction and new build with the methods required with conservation and restoration. Particular challenges overcome at Merchants Quay include the weathering of a fully glazed façade with existing stone buildings in an extremely exposed environment facing onto the Atlantic Ocean. |
